COMMERCIALSHOPPINGSPACELEASEAGREEMENT
THISCOMMERCIALSHOPPINGSPACELEASEAGREEMENT(hereinafterreferredtoastheAgreement)ismadeandenteredintoon[Date]byandbetween[NameoftheLessor](hereinafterreferredtoastheLessor)and[NameoftheLessee](hereinafterreferredtoastheLessee).
Inconsiderationofthemutualpromisesandtermssetoutbelow,thepartiesagreeasfollows:
1.LeaseInformation
(a)TheLessoragreestoleasetotheLessee,andtheLesseeagreestoleasefromtheLessor,thecommercialshoppingspacelocatedat[AddressoftheShop](hereinafterreferredtoasthePremises).
(b)ThePremisesshallbeusedsolelyforthepurposeof[PurposeforwhichtheShopisbeingleased].
2.TermofLease
ThetermofthisAgreementshallcommenceon[Leasecommencementdate]andshallcontinueuntil[Leaseenddate].
3.Rental
(a)TherentforthePremisesshallbe[Amountofrent]permonth/year.
(b)Rentshallbepaidinadvanceonamonthly/quarterly/annualbasis,asagreedbybothparties.
4.SecurityDeposit
TheLesseeshallpayasecuritydepositof[Amountofsecuritydeposit]totheLessoratthecommencementofthisAgreement.ThisdepositshallberefundedtotheLesseeattheendoftheleaseterm,subjecttodeductionsforanydamagesoroutstandingamountsduefromtheLessee.
5.RepairsandMaintenance
(a)TheLesseeshallberesponsibleforthemaintenanceandrepairsoftheinteriorofthePremises,exceptforstructuraldamages.
(b)TheLessorshallberesponsibleforthemaintenanceandrepairsoftheexteriorandstructuralintegrityofthePremises.
6.EvictionandTermination
(a)IncaseofdefaultbytheLesseeinpaymentofrentorcompliancewithanyothertermsofthisAgreement,theLessormayterminatethisAgreementandevicttheLessee.
(b)EitherpartymayterminatethisAgreementuponmutualconsent.
