PAGE III PAGE 房地产上涨原因探究 摘要:房地产行业已经成为我国经济的绝对支柱,房地产市场的运行状况直接关系国民经济及社会的稳定。然而,由于我国房地产市场的不成熟和不完善,以及诸多复杂社会因素的综合作用,目前我国商品房价格过高,上涨过快。当前中国商品房价格过高、价格上涨过快是诸多经济社会因素共同作用的结果。既有传统的文化观念影响,也有现实居民生活及经济收入提高的微观因素;也有国家经济持续快速发展、大规模的城市化和工业化进程、以及特殊的人口结构等宏观因素;还有国家的住房制度改革、土地制度等诸多制度因素。本文分析了当前房地产市场的基本特征、商品房价格上涨的原因,探讨了控制房地产价格、稳定房地产市场的合理建议。 关键词:商品房;价格;上涨 Explore the reasons for the rise of real estate Abstract:The real estate industry has become the absolute pillar of Chinas economy, the operation of the real estate market is directly related to the national economy and social stability. However, due to the immaturity and imperfection of Chinas real estate market, as well as the comprehensive effect of many complex social factors, the current price of commercial housing in China is too high and rising too fast. At present, the high price of commercial housing in China and its rapid rise are the result of many economic and social factors. There are not only the influence of traditional cultural concepts, but also the micro factors of residents life and economic income. There are also macro factors such as sustained and rapid economic development, large-scale urbanization and industrialization, and special demographic structure. Also has the country housing system reform, the land system and so on many system factors. This paper starts with the social factors of the rising price of commercial housing, studies the operation mechanism of the real estate market, analyzes the basic characteristics of the current real estate market, the reasons for the rising price of commercial housing, and discusses the reasonable Suggestions for regulating the housing price and stabilizing the real estate market.
