PAGE 2 PAGE 1 论文编号: 房地产项目投融资风险控制研究 中国政法大学研究生院 二O一五年十月 中国政法大学硕士学位论文上市公司投资者关系管理研究 摘 要 PAGE 1 房地产项目投融资风险控制研究 摘 要 现有资本市场环境下,投融资在房地产项目中已经从传统的阶段性工作蜕变为贯穿于整个项目全过程,对于项目的开展、进行、完工以及盈利起着不可替代的作用。基于投融资在房地产项目开发过程中扮演的重要角色,需要借助于法律法规与其他技术手段来规范、监督、保证房地产项目投融资的过程。对于房地产项目投融资风险控制的研究对促进投融资各方透明、公开、公平、公正起着积极的保护作用,有利于保障房地产项目投融资成功。 本文首先阐述房地产项目投融资风险控制的特点、方式、风险以及应对方案。再结合一个已经完成投资的房地产项目投融资案例,对房地产项目投融资过程中的风险控制做了详细的说明,强调了风险控制在房地产项目投融资过程中的重要性。从更加实务的角来指导并解决解决实践问题。 关键字:房地产项目,投融资,风险控制,尽职调查 ABSTRACT RESEARCH ON THE RISK CONTROL OF INVESTMENT AND FINANCING A REAL ESTATE PROJECT ABSTRACT In the current capital market environment, investing and financing a real estate project has greatly evolved. It is a work that goes through the whole project rather than only a period and it plays an irreplaceable role in a project’s inception, development and completion. Based on the important role it plays in the development of a real estate project, laws, regulations and other techniques are required to be used to regulate, monitor and guarantee the investment and financing of a real estate project. The research on the risk management of investment and financing a real estate project can effectively boost the transparence, openness, fairness and justice among the parties in the investment and financing, which is advantageous to secure the success of investment and financing a real estate project. This essay first elaborates the method and characteristics of the investment and financing of a real estate project as well as related laws regulations and policy-based provisions. Then it demonstrated the risk management approaches of it. Besides, a factual case of this subject was also related to give a detailed illustration of the risk control in the process of investment and financing a real estate project. It is expected that this essay can practically explain itself and be beneficial to solving problems in practice.
