中国房地产价格的经济影响因素
摘 要:房地产业是一国经济的重要部门,住房是国民的基本生活资料,因此房地产价格既是一国经济状态的指示器,又是高度关系民生和社会安定和谐的重大社会问题。纵观世界各国,因房地产价格狂涨暴跌导致泡沫经济的形成和崩溃对国民经济造成严重伤害的案例并不少见;再看国内,大量社会成员因房价过高无力购房而口吐怨言也时有所闻。因此,对房地产价格问题必须给予极大的关注。近年来,我国在房地产价格呈现不断升高态势,同时各地的房地产价格变化极不均衡,呈现出显著的地区差异。本文的逻辑结构是,首先从中国的房地产价格形成机制入手,分析了影响房地产价格的各个因素。第一是房地产价格的供求量,第二是物价上涨及原材料价格变动,第三是政府的宏观调控。还有研究结果显示,中国房地产价格存在一定程度的投机。政府要采取一系列的宏观调控,遏制房地产价格的持续攀升,出台一些强有力的政策,给老百姓创造一个安稳的购房环境。

Abstract
The real estate industry is a key sector of the economy and housing is the basic means of subsistence national, so real estate prices is an indicator of the countrys economic status, and also is a the major social problems that has high degree of relationship between the people’s livelihood and social stability and harmony. Because of sharp falling and soaring real estate prices led to bubble economy. It harm to the national economy very much. Look at China, we also heard some complaints that a large number of members of society unable to buy houses because of high housing prices. Therefore,the price of real estate must be given a great deal of concern. In the real estate prices showing continuously rising trend and the real estate prices change extremely uneven, that showing significant regional differences.
In this paper,the logic structure is,first of all,beginning with China’s real estate price formation mechanism,and analyzes the impact of macroeconomic factors in property prices,The first is the real estate market demand and supply, and the second are the price inflation and material price changes, the third is the governments macro-control. The results also show that Chinas real estate market there is a certain degree of speculation.
Government need to take a series of macro-control to curb rising real estate prices, and promulgated a number of strong policies to the people to create a secure environment to buy a house.
